Since 1950, Northgate Mall has been a large single-story shopping complex surrounded by parking lots. But that is about to change. An adjacent light rail expansion is in the works for 2021, causing the mall’s owners to start talking about re-configuring the shopping center’s 55-acre space into a denser mixed-use development echoing the urban core. While between 500,000 to 700,000 square feet of the property will still be devoted to retail, Simon Property Group envisions a similar amount dedicated to office space competitive with the Southlake Union and Eastside office nodes. Hotels and housing units are also on the table, as well as “abundant green and public space.” And with a neighborhood height limit of 85 feet that is soon to increase by 10 feet, the new development will likely be taller as well. Simon urged the need to modernize in the face of mall closures around the US.
