Since 2016, Solterra have been preparing a site at 13th and Pike for development. Now, the developer has revealed that the new building will consist primarily of condominiums for purchase. While many apartments for rent in the area advertise as “condos,” this project will be the first true new condominiums in the neighborhood in over a decade. Condominiums are relatively rare in Seattle in general, largely due to restrictive state regulations. However, with Seattle’s current booming population, more developers are taking a chance.

The building’s architect will be Weber Thompson, with Cascade Built as the general contractor. The building, dubbed Solis, will be designed according to Passive House standards for eco-friendly heating and cooling. Condominiums will range from 476-sq-ft studios to 832-sq-ft two bedrooms. Prices will start at around $400, 000 and go up to about $1 million. Units will have 9ft ceilings, large windows, and solar-themed finishes. The development will also include a dog run, rooftop garden, and 3,300-sq-ft of retail space at ground level.
